Guide 1 · Strata councils & property managers

Strata Property Manager's Guide to Common Area & Parkade Cleanouts in Surrey

Abandoned bikes, storage-locker overflow, a sofa left in the garbage room, a mattress beside the elevator. Almost every Surrey strata has a version of this list, and it does not shrink on its own. It gets cleared faster, and with fewer complaints, when the paper trail comes first and the truck comes second.

Start with the notice, not the truck

Removing things from common areas can go wrong. In a case reported by the Prince George Citizen, a BC strata was ordered to reimburse an owner for contents it had removed from a bike room. The lesson for any council is simple: if something is leaving, say what, where and when, in writing, before it goes.

A strata cleanout in seven steps

Walk the area and photograph it

Take wide and close-up photos of the parkade corner, bike room, locker aisle or garbage room before anything moves. These go in the council file.

Post a dated written notice

Name the items or area, the removal date and who to contact. Tag items that look owner-owned and follow the hold period in your own bylaws.

Name one decision-maker

One person at the council or management company approves what goes. It avoids three people giving us three different answers on the day.

Book access

Reserve the elevator, loading bay or gate fob. Tell us about low ceilings, ramps, narrow stairwells and visitor parking limits.

Text us photos of every area

For a multi-area job we confirm one firm price for the visit before we load. Items inside the building carry the flat $35 carry-out.

We carry out, load and sweep

Our crew protects walls and doors on the way out, loads the truck and sweeps the spot clean.

File the paperwork

You receive a receipt with our GST number, and we can send after photos for the minutes.

What we haul from strata properties

Common areas and parkades

  • Abandoned and unclaimed bikes
  • Storage-locker contents after owner approval
  • Furniture left in garbage and recycling rooms
  • Amenity room furniture and old gym equipment
  • Mattresses, box springs and bulky items
  • Move-out debris left in hallways and lobbies

Please check first

  • Anything that may belong to an owner or tenant
  • Items your bylaws say must be held for a set period

How to Handle an Estate Cleanout When You Live Out of Town (Surrey & White Rock)

Settling a parent's or relative's home from Calgary, Toronto or overseas is hard enough without also running a truck from a distance. It can be done in one visit, with you on a video call, and without anyone having to be in Surrey on the day.

Six steps, from wherever you are

Secure the home first

If the person lived alone, change the locks and move valuables somewhere safe. Ask the home insurer how a vacant house is covered, because many policies limit coverage when a home sits empty. The Clicklaw executor guide explains an executor's duties in BC.

Confirm who has authority

This is normally the executor named in the will, and authority is usually confirmed through probate. Before anything of value is disposed of, check with the estate lawyer or notary, and get the other beneficiaries to agree in writing.

Do a video walk-through

Call us on FaceTime or WhatsApp and walk room by room, or send photos. Tag keepsakes, jewellery, photos, papers and anything for relatives with coloured painter tape, and gather documents in one box.

Arrange access

A lockbox, a key left with a neighbour or realtor, or a handoff to us. We confirm the time and the elevator booking if it is a condo.

We clear it while you are away

The crew carries everything chosen out of the home, loads it and sweeps. Heavy solid-wood dining sets, china cabinets, sideboards and sofas are everyday items for us.

Approve, receive, relax

We text before-and-after photos, and you get a receipt with our GST number for the estate file.

Sorting that keeps the peace

Set aside before we arrive

  • Keepsakes and family photos
  • Jewellery, cash and papers
  • Anything promised to a relative
  • Items for an estate sale or consignment

What we remove

  • Furniture, mattresses and bed frames
  • Appliances and household goods
  • Garage, shed and basement contents
  • Items nobody wants and boxes of old paperwork

Surrey and White Rock details that save you time

Most condos and townhouses require an elevator or move-out booking, sometimes with a deposit, so ask the strata early. White Rock hillside homes often have steep stairs and tight turns, so mention stairs when you text the photos. If the home is being listed, tell us the deadline and we will plan around the realtor's date. This is a heavy time for families, and we aim to make the practical part quiet and uncomplicated.

Guide 3 · Tenants, landlords & property managers

Commercial Lease Turnover Cleanouts: What Landlords in Delta Typically Require

A lease turnover has a hard date, a landlord with an inspection list and a security deposit riding on how the unit looks. Whether it is an office, a retail unit or an industrial bay in North Delta or Annacis Island, the work is the same: get it empty, clean and documented before the keys go back.

Read the surrender clause first

Every lease is different, so start with the clause on surrender or end of term. Landlords commonly ask for the premises to be returned empty of the tenant's property, free of debris and abandoned equipment, swept clean, and with damage repaired. Some leases also deal with fixtures and signage. When the lease is silent, ask the landlord or property manager for the expectations in writing.

A lease turnover in seven steps

Pull the lease clause

Highlight what must be removed, what stays and the condition required. Note the deadline and any deposit terms.

Book a walkthrough

Ask the landlord or property manager to walk the unit and give you a short written list of what they expect.

Sort the unit

Mark what you are keeping, what the landlord keeps and what goes. Sell or donate what has value before the removal date.

Text us photos

Include the loading dock, stairs, elevator and any heavy items such as safes or boardroom tables. We give one firm price for the visit.

Choose the time

Many turnovers are cleared on a weekend or evening so the building and the neighbouring tenants are not disturbed. Tell us about dock hours and elevator bookings.

We clear, haul and sweep

Everything marked to go leaves the unit, including the stray pallets, packaging and abandoned items in the corners, and the floor is swept.

Document it

You receive a receipt with our GST number, and before-and-after photos on request for the lease file and the deposit return.

What we haul from commercial units

Office and retail

  • Desks, chairs and cubicle panels
  • Filing cabinets and shelving
  • Boardroom tables and reception desks
  • Retail fixtures, racks and display units
  • Old computers, monitors and printers (sent to BC's Return-It Electronics program where accepted)

Industrial and storage

  • Leftover pallets and packaging
  • Abandoned equipment and workbenches
  • Storage-room contents
  • Break-room appliances and furniture
  • General debris and sweepings
Be upfront about the hard stuff. Large construction tear-outs or hazardous material may be outside what we do, and we will tell you plainly. See our office and household junk removal page for everyday office clearouts.

Guide 4 · Families & support people

Hoarding Cleanouts: A Compassionate Step-by-Step Guide for Families

If someone you love is living in a home that has filled up beyond safe, the hardest part is rarely the hauling. It is doing it in a way that does not break trust. Hoarding is a recognized mental health condition, not laziness, and it responds badly to being rushed or shamed.

UBC has published a best-practice clean-out toolkit for hoarding situations. Its core idea matches how we work: involve the person, set clear safety goals, keep a steady pace, and treat a clean-out as one part of ongoing support, not a one-day fix.

Seven steps, at the person's pace

Start with a conversation

Before any truck, talk with the person who lives there, and with the family, about what worries everyone. Try gentler help first if the timeline allows it, such as a professional organizer, a counsellor, or your family doctor.

Get the person on board

A clean-out done over someone's objections tends to damage trust and does not last. Be open about what will happen and why, and make clear they can ask to pause.

Set specific safety goals

Aim at the real hazards: blocked exits, stairs and hallways, items near heaters and stoves, spoiled food, and access to the kitchen and bathroom. The goal is a safe home, not an empty one.

Text us photos and the details

Tell us the size of the space, stairs, access, pets, and anything like pests, mould or sharps. We give one firm price before we start.

Let the person decide

They sort items into keep, donate or recycle, and haul away. Pre-sorting a few days earlier makes the day shorter, and one support person of their choice stays beside them.

Work in short stretches

We plan breaks and stop when the person needs to. A calm half day is better than a rushed full one.

Plan the follow-up

Arrange ongoing support, regular check-ins and maintenance help so the space stays safe. A clean-out works best as the start of support, not the end.

What we do and do not do

We will

  • Speak respectfully, with no judgment
  • Carry out only what has been chosen to go
  • Work at the pace the person can manage
  • Clean up and sweep before we leave
  • Tell you plainly if something needs a specialist

We will not

  • Throw out items marked to keep
  • Rush the person or push past a stop
  • Treat the home as a pile of junk
  • Take photos of belongings without permission
If we find something beyond ordinary household items. Serious mould, infestations, sharps, human or animal waste, or chemical hazards may call for a specialist first. We stop and talk it through with you.

Cleanout Questions, Answered

Straight answers to what strata managers, executors, tenants and families ask us most.

What is a cleanout, and how is it different from regular junk removal?

A cleanout is a planned job to empty a whole space: a parkade corner, a house after a death, a leased unit before the keys go back, or a home that has filled up past safe. Regular junk removal takes a few items. A cleanout usually involves several rooms or areas, a deadline, and other people to coordinate with, such as a strata council, an executor, a landlord or a family.

How much does a cleanout cost in Surrey, White Rock or Delta?

Our prices are listed per item: a mattress or box spring is $100, a regular three-seat couch is $100, a sectional is $200, a dresser is $80, a bed frame is $150 and appliances start at $100. Carry-out from inside the home or building is a flat $35 per visit, and there is a $130 minimum per visit. Disposal and recycling are included, and 5% GST is added. Anything else is priced from a photo, and we confirm one firm price before we load.

Do you work with strata councils and property managers in Surrey?

Yes. We clear parkade storage corners, bike rooms, garbage-room overflow, amenity rooms and abandoned items left after move-outs. Send photos of each area to one contact, tell us about elevator or gate access, and we give one price for the visit. You get a receipt with our GST number for the strata's records.

Can you clear a strata parkade or storage locker area?

Yes, as long as the items have been properly notified and authorized for removal by the strata or the owner. Parkade jobs go smoothly when the area has been photographed, items are tagged or listed, and the gate or loading access is arranged ahead of time. Tell us if anything looks like it may belong to an owner and we will talk it through before it leaves.

Can I arrange an estate cleanout if I live out of town?

Yes. Most of our estate work is for families who are not in Surrey or White Rock. You send photos or walk us through the home on a video call, tag what you want to keep, arrange key access, and we do the clearing while you are away. You approve the plan before we start, and we send photos when it is done.

Do I need to be there during the cleanout?

Not for most jobs. For estates and lease turnovers, a key handoff or lockbox plus a video call is enough. For a hoarding cleanout, we want the person who lives in the home involved, so we plan the day around them and a support person of their choice.

Who can authorize the clearing of a deceased person's home in BC?

That is a legal question, and we are not lawyers. In general, it is the executor named in the will, and an executor's authority is usually confirmed through probate. Before anything of value is disposed of, check with the estate's lawyer or notary and make sure the other beneficiaries agree. We will remove exactly what you tell us to remove.

What do landlords in Delta usually expect when a commercial tenant moves out?

It depends on the lease, so read the surrender or end-of-term clause first. Common expectations are that the unit is empty of the tenant's property, free of debris and abandoned equipment, and swept clean, with any items left behind cleared out. We can work from your landlord's walkthrough list and send before-and-after photos for your lease file.

Can you remove office furniture and old electronics at a lease turnover?

Yes. We haul desks, cubicle panels, filing cabinets, shelving, boardroom tables, retail fixtures and leftover pallets. Computers, monitors and printers are directed to BC's Return-It Electronics program where it accepts them.

How do you handle a hoarding cleanout?

Slowly, and with the person involved. We start with a conversation and photos, agree on specific safety goals such as clear exits, stairs, and kitchen and bathroom access, and let the person decide what is kept. We carry out what has been chosen to go, and we pause whenever the person needs a break.

Will you throw away things my family member wants to keep?

No. In a hoarding cleanout, the person who lives there sorts items into keep, donate or recycle, and haul away. We only remove what has been set aside to go. If something is unclear, we ask instead of guessing.

What if you find mould, pests, sharps or hazardous waste?

We stop and talk to you first. Ordinary household junk is what we handle. Serious mould, infestations, sharps, human or animal waste, or chemical hazards may need a specialist, and we will tell you plainly if a job is outside what we do.

How fast can you come?

Same-day service is available in many cases. Text a photo to (604) 512-2921 and you usually get a ballpark within about 10 minutes, then we confirm a firm price and a time. Lease turnovers, estates and strata jobs are best booked a few days ahead, but call if your deadline is tight.

Do you take mattresses, couches, dressers and bed frames?

Yes, every day. A mattress or box spring is $100 (any number of pieces), a regular three-seat couch is $100, a sectional is $200, a dresser is $80 and a bed frame is $150. If the items are inside the home, the flat carry-out is $35 for the visit.

What can't you take?

Paint, propane, fuel, solvents and other chemicals normally go to a hazardous-waste depot, not a junk truck. Mention them when you text the photo and we will tell you what to do. Everything else in a typical home, garage, office or parkade is usually fine.

Do you give a receipt?

Yes. You get a proper receipt that shows our GST number, with 5% GST added to the price. Property managers, estate lawyers and landlords often ask for it.

Which areas do you serve?

Surrey, White Rock and Delta, including North Surrey, Guildford, Fleetwood, Newton, Cloverdale, Clayton, Fraser Heights, South Surrey, Crescent Beach, Ocean Park, North Delta, Sunshine Hills and Scottsdale.

Ready to Get It Cleared?

Text a photo of the space and we will send a ballpark in about 10 minutes.
